Q: What kind of land do you have available?
A: We specialize in land that is vacant and undeveloped. Some of our property may have service (i.e. sewer, water, power, etc.) and some of our property may be completely raw (i.e. no sewer, water, power, etc.). We offer both since different buyers want different things. We’ll let you know what is available with each property.
Q: Why are the properties discounted so much on this site? Wouldn’t you just keep the best deals for yourself?
A: You’ll find that many of the land investment properties on this site are priced below market value, often at a discount, based on how we source opportunities and connect with qualified buyers. Often times they may want to sell because they need the money so our company can help them out by buying their raw land quickly for cash…which is a win-win. Then, we pass the discount along to you.
Q: How are the properties on this site different from those I’d find on the MLS?
A: Great question! Most of the land investments you’ll find on our site are ones that you’ll never find on the MLS. The MLS is the “Multiple Listing Service” which is where real estate agents list properties for sale. We work directly with the homeowners because many times we’re able to help them solve their problems more quickly and cheaper than listing it on the MLS.
Q: Are you an agent who lists land for sale?
A: No, we’re not agents. We’re land investors who buy and sell property ourselves, working directly with sellers and buyers to make land ownership clear, straightforward, and attainable.
Q: Do you work with realtors?
A: Yes. While we buy and sell land as investors, we often partner with trusted local realtors to provide on-the-ground support and local market expertise when helpful.
Q: Can I use bank financing to buy these properties?
A: Many of the people we work with—whether investors or buyers purchasing for personal use—buy in different ways, but most transactions close quickly, so cash buyers are most common. If you’re pre-approved through a bank and can close promptly, we’ll gladly consider your offer. We also offer landowner financing on select properties, so if you’re interested in that option, reach out, and we can go over the details.
Q: How do I make an offer on a property?
A: Simple! You can start by visiting our “Contact Us” page to send us an email or give us a call. We also encourage you to drive by the property and take a look for yourself - seeing it in person is the best way to understand its location and features. Once you’re ready to move forward, we’ll require an earnest deposit to secure your offer. We work with reputable Title Companies across the country to handle the closing process, ensure a clear title, and provide title insurance— all closing costs paid by us. Most transactions take 3–6 months depending on the economy, though we aim to move as quickly as possible for the benefit of both parties. We’re happy to answer any questions along the way so you feel fully comfortable and confident in your decisions.
